ATEG Rent: Simple & Transparent
The monthly rent is based on the investment value of the property, meaning the purchase price that ATEG Capital paid for the acquisition, including all fees for a renovated and ready-to-move-in home.
Rent Calculation:
Base Rent: 0.1% of the property purchase price
Maintenance Contribution: 30% of the base rent for repairs, renovations & upkeep
Additional Conditions:
Security Deposit: Three times the ATEG rent (refunded upon proper return of the apartment).
Operating Costs: Calculated separately and depend on the specific property.
Maintenance Contribution: Used for necessary renovation and upkeep work.
Example for an apartment with a purchase price of €200,000:
Taxes & operating costs are not included, as they are calculated individually.

How does rent-to-own work?
ATEG rent + ATEG purchase rate are directly deducted from the purchase price.
No impact on your credit score – since you don’t need a loan.
You decide how much & when you pay – no restrictions!
If you change your mind, you can switch back to renting at any time.
Security for You:
The security deposit & maintenance contribution will only be refunded after the full repayment of the purchase price.
If repairs are needed during the rent-to-own period that exceed the deposited security deposit and maintenance contribution, the excess amount will be added to the purchase price.
